The Checklist Below Will Ensure that Your Home Inspection Goes Smoothly and Without Delay

Ensure that all services (gas, electric and water) are on.
Ensure that the home inspector can access the lock box and that the keys are in it.
Provide any additional keys or codes to the home inspector as needed. (electrical panels, gates, garage, out buildings, guest house, etc.).
Ensure that the attic and crawl spaces are accessible.
Ensure the garage and garage doors are accessible.
Check that pilot lights are on and accessible.
Have sellers transfer disclosure statements available.
Have seller’s documents available, such as: building permits, warranties, etc…
Ensure all pets are properly handled.
Provide instructions for any special operations.
The inspector will arrive on the property at the arranged time and date.
The inspection will last for approximately 2-4 hours depending on the size of the property and the inspection services purchased.
The inspector will need clear and easy access to all items and areas that need to be inspected.
The actual home inspection written report is sent to the buyer within 24 to 48 hours.
The buyer then reviews the report and then confers with their realtor for the next steps in the buying process.
